What is Roof Restoration?

One option which gives you the benefits of not only a roof that’s safe and weather-proof, but will also make your roof look fantastic, is a roof restoration.

“Roof Restoration” is a term that is used to describe the process of cleaning, repairing and re-coating a roof. Roof restoration is beneficial for just about all types of roofs including Colorbond, Zincalume, Galvanised iron, Decromastic, Terracotta tile and of course Concrete tile.


How to Restore a Roof

The Reliance Roof Restoration Process

Restoring a roof is not just “slapping a bit of paint on”. It’s far more than that. A quality roof restoration involves pain-staking attention to detail, especially when it comes to the preparation. Ignorance of these facts is why most D.I.Y roof restorations fail.

Our roof restoration is the combination of three individual services offered by many home roofing companies:

  • Roof Repairs
  • Roof Cleaning
  • Roof Painting

Our Tile Roof Restoration Process:

  • Replace all cracked and broken tiles. Even the tiles with hair line cracks are replaced.
  • Pressure clean the entire roof. Using a water blaster that produces 4,000 psi of pressure, this will remove all mould and lichen, remove all dirt, and strip much of the existing surface.
  • Remove ridge caps and re-bed if required. If your existing bedding is even a tiny bit loose, we’ll re-bed the caps. This involves removing them, laying a new concrete bed, and re-laying all the caps using a bedding frame to get nice straight lines.
  • Re-point all ridge caps with a polymer based flexible pointing mortar. This is trowelled on and because it’s a flexible mortar, will not crack with the normal movement of your home (expansion and contraction from heat and cold)
  • Apply a sealer / primer coat to the entire roof. This seals the roof, and because it “etches” in to the surface of the tile, acts as a “gripper” coat, giving maximum adhesion. This coat is sprayed on with an airless paint machine.
  • Apply 2 or more acrylic membrane coats in the colour of your choice. The acrylic membrane coats are very heavy bodied (thick in consistency) and form a protective membrane for your roof. Coming in your choice of over 30 colours, this will greatly improve the appearance of your entire home.
  • Quality Control Inspection – Your roof will be inspected by either the owner of the business or our quality control manager.

Our Metal Roof Restoration process:

  • Treat any light rust by grinding it back and applying a potent rust converter.
  • Replace any sheets where rust is beyond treating.
  • Replace any loose or rusty nails or screws.
  • Pressure clean your roof.
  • Apply a metal etch primer coat.
  • Apply 2 or more acrylic membrane coats in the colour of your choice.
  • Quality Control Inspection – Your roof will be inspected by either the owner of the business or our quality control manager.

The Process For Terracotta Tile Roof Restoration Is:

  • Replace broken tiles.
  • Apply a strong mould killer to the entire roof.
  • Pressure clean the entire roof.
  • Remove ridge caps and re-bed if required.
  • Re-point all ridge caps with a polymer based flexible pointing mortar.
  • Apply 2 coats of Terracotta glaze to the entire roof.
  • Quality Control Inspection

‘Reliance Roof Restoration’ guarantees the following for a roof replacement for a full 10 years:

  • Materials used will not crack, tear or “warp”.
  • Materials used will not separate or come loose from the surface(s) they are applied to.
  • Your roof will not leak.
  • Materials used will not rust.
  • Any damage to your home, whether related or unrelated to the works performed on your roof, if proven with clear evidence to be as a result of our works, will be repaired free of charge.
  • This warranty is transferable to any future owner of the property provided ‘Reliance Roof Restoration’ is notified in writing no longer than 90 days after the title transfer.
  • This warranty covers the specific works performed by ‘Reliance Roof Restoration’ only.
How Much Should A Roof Restoration Cost?

Reliance Roof Restoration has had extensive independent market research conducted into roof restoration costs to ensure we are extremely competitive on our Roof Restoration pricing. Our research has shown roof restoration costs to be approximately as follows:

  • For smaller roofs (100 – 180m2), prices vary from around $28 – $38 per square metre (depending on the amount of repairs required).
  • Medium sized roofs (180 – 240m2) come in at around $22 – $28 per square metre.
  • Larger roofs (240m2 +) between $17 – $22 per m2.
When it comes to value for money which includes factors such as price, the level of customer service and quality Reliance Roof Restoration has constantly performed well in independent evaluations which our over 10,000 customers since 2002 attests to. It’s important to say although price is important, we’ve found from talking to customers that the cheapest quote rarely works out to be cheapest in the long run. A quote that’s 20% cheaper may be using cheaper materials and less volume of roof coating which can make the roof restoration last less than half the time that a premium quality but more expensive roof restoration will. This costs the homeowner more in the long-run as it needs another roof restoration or roof replacement much sooner.


Factors Which Determine How Long Your Roof Will Last

These factors will significantly affect the length of your roof’s life and how good it looks and performs in the short term too:



  • quality of materials.
  • the amount of roof coating used on your roof.
  • the ability of the company to service it’s warranty quickly or at all.

These factors need to be weighed up if you’re considering a cheaper quote because it may end up costing you more in the long-run. The size of a company and their over-heads may impact cost. While a smaller company will tout being small and having no over-heads as a selling point (along with their cheap price), consideration must be given to the processes in place with a smaller company if there is a problem down the track. Generally speaking, a larger company will have processes in place for handling this whereas the “little guy” won’t because after he’s finished your roof, he’s moved onto the next one. And because he’s doing everything himself, he has no time to service previous customers. Often they’ll come and go from the industry and so if there is a problem down the track, they may not be around or they’ve changed their address and phone number and you can’t track them down. A larger company will more likely be still there in years to come and be easier to find. Of course there are exceptions to the above but this is just something to consider when looking at the overall long-term cost of your roof restoration.
